Indoor units – performed on every visit:
  • Inspect and clean the evaporator coil.
  • Inspect the lineset. Recommend replacing any missing or worn tubing insulation.
  • Inspect and clean the condensate drain line.
  • Inspect the humidifier for the bypass damper and ensure it is properly labeled and set.
  • Inspect the wiring to the outdoor condenser and ensure it is properly sized, and the breaker is properly sized and labeled.
  • Take a temperature drop over the indoor air conditioning coil and sub-cooling reading, and record.

Outdoor units – performed once a year as weather permits:
  • Start unit. Go outside and listen for compressor hum to be sure it is operating. Shut down unit.
  • Remove all debris and vegetation from within and around the outside condenser.
  • Inspect the lineset and disconnect. Recommend replacement of any worn or missing tubing insulation.
  • Inspect the contactor for pitting and inspect all wire connections.
  • Inspect the condenser coil and chemically clean.
  • Lubricate parts as needed.
  • Replace any missing screws on indoor or outdoor units.
  • Restart the unit.
  • Take voltage readings across the contactor.
  • Take and record both starting and running amperage on the compressor and condenser fan motor.
  • Take and record the head pressure and the suction pressure. Be sure that unit pressures have stabilized (usually takes between 5 and 10 minutes).
  • Take temperature rise across the outside condensing coil.
  • Measure and record superheat.
  • Apply a protective coating to outside unit.
